By accessing or using our website or App, you ("Tenant") agree to these Terms. If you do not agree with these Terms, you must refrain from using the website and App.

2. Tenant Responsibilities

2.1 Account Information

The Tenant is responsible for providing accurate and up-to-date information when using the App and website, including contact details, property information, and any other required data.
The Tenant must notify Liaqat Residence Group of any changes to their information.

2.2 Payments

All rental payments, security deposits, and utility charges must be paid according to the lease terms. Failure to make payments through the App or website may result in penalties or restricted access to property-related services.
The Tenant must ensure timely payment of rent and utilities. Non-payment or delay may lead to penalties or termination of the tenancy agreement.

3. Use of the Website and App

3.1 Access and Permissions

The Tenant may use the App and website to manage tenancy-related services such as rental payments, maintenance requests, and utility bill payments.
Liaqat Residence Group grants the Tenant a non-transferable, non-exclusive license to access and use the website and App solely for the purposes set out in these Terms.

3.2 Prohibited Use

The Tenant agrees not to use the App or website for any illegal purposes, including but not limited to unauthorized access to accounts or systems, transmission of harmful software, or harassment of other users.
The Tenant may not alter, modify, or create derivative works based on the website or App.

4. Maintenance and Communication

4.1 Maintenance Requests

Tenants are encouraged to use the App or website to submit maintenance requests for the property.
Tenants must report any issues related to the property, including damage, malfunctioning appliances, or plumbing issues, through the provided channels.

4.2 Communication

Tenants agree to receive notifications and communications related to the property, lease terms, and maintenance through the App or website.
The Tenant is responsible for regularly checking communications and responding to any important updates or requests from Happy Modern Homes LLC.

5. Utility Management

5.1 Utility Payments

Tenants must ensure timely payment of utility bills such as electricity, water, and internet through the App or website.
Failure to pay utilities on time may result in service disconnections or late fees.

5.2 Meter Readings

Tenants are required to report or review utility meter readings through the App and pay for any discrepancies in utility usage.

6. Security and Privacy

6.1 Data Protection

Liaqat Residence Group will take reasonable measures to protect the Tenant’s personal data in compliance with applicable privacy laws. However, the Tenant is responsible for securing their login credentials and other sensitive information.
The Tenant agrees to provide accurate and truthful information when using the App or website.

6.2 Third-Party Services

The App and website may integrate third-party services (e.g., payment gateways). Liaqat Residence Group is not responsible for the performance, security, or privacy practices of third-party services.

7. Termination of Access

7.1 Termination by Happy Modern Homes LLC

Liaqat Residence Group reserves the right to suspend or terminate the Tenant's access to the App or website at any time, including for violations of these Terms or failure to make required payments.

7.2 Termination by Tenant

The Tenant may stop using the website and App at any time but must ensure all outstanding payments and obligations are fulfilled before vacating the property.

8. Changes to Terms

8.1 Modifications

Liaqat Residence Group reserves the right to modify these Terms at any time. All changes will be posted on the website or App, and the Tenant will be notified of significant changes.

9. Dispute Resolution

9.1 Governing Law

These Terms shall be governed by and construed in accordance with the laws of the Sultanate of Oman.

9.2 Dispute Resolution

Any disputes arising from the use of the website and App will be resolved through amicable negotiations or, if necessary, through legal means in the jurisdiction of the Sultanate of Oman.

10. Limitation of Liability

10.1 No Liability for Loss or Damage

Liaqat Residence Group shall not be held liable for any direct, indirect, incidental, or consequential damages, including but not limited to loss of data or financial loss, arising from the use or inability to use the website or App.
